Navigating the Dubai Municipality: Securing Building Permits and Completion Certificates for Your Dubai Villa
Dubai's flourishing real estate industry offers a plethora of villa options for residents to choose from, catering to all needs and preferences. To ensure that these properties meet safety and quality standards, the Dubai Municipality has set out requirements and procedures for the issuance of building permits and completion certificates for all types of buildings and structures.
Luxury Living in Adaptable Villas
Dubai is known for its exceptional amenities and attractions, including high-end shopping malls, towering skyscrapers, luxurious hotels, and diverse culinary experiences. Adaptable villas in Dubai are also a popular choice among residents, with various communities offering plots of land and pre-built residential structures in safe, convenient locations. With access to shopping centres, health facilities, gyms, and eclectic restaurants, living in a villa in Dubai is a wise investment in your lifestyle.
Issuing Your Villa Building Permit and Completion Certificate
The safety and security of villa communities are of utmost importance to the Dubai Municipality, which is why the Building Control and Building Permits Departments have laid out a detailed set of procedures for the issuance of building permits and completion certificates. Here is what you need to know
Extension of BUA
If you plan to add any extensions or enclosures to the Built-Up Area (BUA) of your villa, you need to obtain Dubai Development Authority approval. The cost of the approval process, including the deposit, may start from AED700.
Requesting a Building Permit
Engineering consultants can submit their applications through the Dubai BPS online portal, attaching all required drawings and documents, filling in building card information, and paying permit fees. The Dubai Municipality will then review the applications and issue the building permit and stamped drawings.
Requesting a Structural Inspection
For all structural inspection applications, including shoring works and foundations, and cast concrete slabs or steel structures, engineering consultants and contractors can submit their applications online through the Dubai BPS. The Building Control Department and Inspection will conduct the inspection on foundations only, with the Unified Inspection Committee overseeing the process.
Requesting a Final Inspection for Completion and Services Connection
Once the work is completed on-site, contractors and engineering consultants must notify the Dubai Municipality through the Dubai BPS. All completion and services connection applications are received online, and a combined working team of relevant government authorities and departments will conduct the inspection. Upon successful completion, a completion certificate will be issued, and necessary connections will be made.
