Overview

How JAFZA approvals work

Jebel Ali Free Zone (JAFZA) is operated by DP World. Works by tenants and plot owners follow JAFZA procedures as landlord and zone operator, while building and safety approvals are regulated by Trakhees.

Typical JAFZA projects include warehouse fit outs, racking and mezzanines, office build outs inside warehouses, new structures on leased plots and changes to MEP and fire systems. We define the full approval route at the start so each submission builds on the last.

Projects we handle

  • Warehouse and logistics fit outs
  • Factories and production lines
  • Mezzanine floors and racking
  • Office build outs inside warehouses
  • Steel structures, canopies and shades
  • New buildings on JAFZA plots
Process

Approval stages

The exact steps depend on the scope and the plot. This is the usual sequence we manage.

  1. Route definition

We confirm what JAFZA and Trakhees need for the scope and the plot or unit type.

  2. Drawings

We prepare architectural, structural, MEP and FLS drawings.

  3. JAFZA tenant procedure

We handle the landlord side and any NOCs needed from JAFZA.

  4. Trakhees permits

CED and EHS submissions, comments and permit issue.

  5. Inspections and completion

Site inspections, snag closure and completion documents.

Documents

Typical documents

  • Tenancy contract and Ejari (for tenant works)
  • Trade licence of the tenant (for commercial premises)
  • Existing approved drawings and the building completion certificate
  • Proposed architectural, structural and MEP drawings
  • Fire and life safety drawings where systems are added or altered
  • Contractor appointment letter and contractor trade licence
Our scope

What we do

  • Drawing preparation, or review and conversion of your consultant's drawings
  • Landlord, master developer and authority submissions, made through appropriately registered professionals where required
  • Responses to authority comments and resubmissions
  • Coordination of inspections with your contractor
  • Permit, NOC and completion documents handed over to you

Every authority has its own checklist and it changes from time to time. We send you the exact list for your project after the first review.

FAQ

JAFZA approval questions

Who approves building works in JAFZA?

Building and safety approvals in JAFZA are regulated by Trakhees. JAFZA also has its own tenant and landlord procedures. We handle both.

Do racking and mezzanines need approval?

Mezzanines and high bay racking generally need structural and fire and life safety approval. We prepare the drawings and calculations needed.

Can you help with an industrial activity that needs EHS clearance?

Yes. We coordinate the EHS requirements with the building approvals so the facility can be completed and used as intended.
