Overview

How the approval process works

Industrial modifications usually involve structural and fire and life safety reviews. Adding a mezzanine or high bay racking changes floor loads, escape distances and sprinkler coverage. Changing the use of a warehouse can change its fire classification.

Our engineering background in industrial construction helps us prepare drawings that answer these questions up front. The authority depends on location: Dubai Municipality for mainland industrial areas, Trakhees for JAFZA and other Trakhees areas, and the relevant authority in other zones.

Projects we handle

  • Mezzanine floors and platforms
  • High bay racking
  • Steel extensions, canopies and shades
  • Office build outs inside warehouses
  • Change of use and storage classification changes
  • Fire alarm and sprinkler upgrades

What to know before you start

Design points authorities check in warehouses

Warehouse approvals usually turn on a few technical points. We address them in the drawings before submission.

  • Sanitary provisions for the number of staff
  • Parking and loading provisions
  • Mezzanine area, loading and escape limits
  • Fire separation, sprinkler coverage and smoke ventilation for the storage type
  • Structural adequacy of slabs and steel for racking and new loads
Process

Approval stages

The exact steps depend on the scope and the plot. This is the usual sequence we manage.

  1. Survey and route

Site survey, existing approvals and authority route.

  2. Structural and FLS design

Calculations and drawings for structure and fire safety.

  3. Submissions

    Authority and Civil Defence submissions.

  4. Permit and works

Permit issue and coordination during works.

  5. Completion

    Inspections and completion certificate.

Documents

Typical documents

  • Title deed, affection plan or site plan for the plot
  • Tenancy contract and Ejari (for tenant works)
  • Trade licence of the tenant (for commercial premises)
  • Existing approved drawings and the building completion certificate
  • Proposed architectural, structural and MEP drawings
  • Fire and life safety drawings where systems are added or altered
  • Contractor appointment letter and contractor trade licence
Our scope

Every authority has its own checklist and it changes from time to time. We send you the exact list for your project after the first review.

FAQ

Frequently asked questions

Does high bay racking need Civil Defence approval?

Racking above certain heights affects fire protection and escape requirements and normally needs FLS review. We assess your layout and advise.

Can you also build the works?
