Overview

How Emaar approvals work

Emaar is the master developer of communities such as Arabian Ranches, Dubai Hills Estate, The Springs, The Meadows and The Lakes. Owners need Emaar's modification NOC for works that change the structure, the exterior or the services of the property.

After the NOC, the works are permitted by the authority that regulates the community. We prepare one drawing set that satisfies the community guidelines and the authority review.

Projects we handle

  • Extensions and room additions
  • Swimming pools, pergolas and shades
  • Landscaping and boundary works
  • Kitchen and internal layout changes
  • Facade, window and door changes
Process

The exact steps depend on the scope and the plot. This is the usual sequence we manage.

  1. Guidelines check

We review the community modification guidelines for your property type.

  2. Drawings

Modification drawings prepared to Emaar requirements.

  3. Emaar NOC

    Submission, comments and NOC issue.

  4. Authority permit

Building permit from the regulating authority.

  5. Completion

    Inspections and completion.

Documents

Typical documents

  • Title deed, affection plan or site plan for the plot

Our scope

What we do

  • Jurisdiction and feasibility check before any spend
  • Drawing preparation, or review and conversion of your consultant's drawings
  • Landlord, master developer and authority submissions, made through appropriately registered professionals where required
  • Responses to authority comments and resubmissions
  • Coordination of inspections with your contractor
  • Permit, NOC and completion documents handed over to you

Every authority has its own checklist and it changes from time to time. We send you the exact list for your project after the first review.

FAQ

Emaar approval questions

Do I need Emaar approval for a swimming pool?

Yes. Pools change the plot and connect to services, so a modification NOC is required, followed by the authority permit.

Can I appoint any contractor?

Use a contractor licensed for the work and acceptable to the master developer and the authority. We can coordinate with your contractor or recommend one.

What if Emaar rejects my design?

We revise it against the comments and the community guidelines and resubmit. Often a small change to height, setback or materials resolves the comment.
