How do I obtain Dubai Municipality approval?

First confirm the plot is under Dubai Municipality from the affection plan. Then prepare drawings to the Dubai Building Code, collect the NOCs DM requires and submit through a DM registered consultant and contractor. After comments are closed the building permit is issued, inspections follow during works and a completion certificate is issued at the end.

When is DCD approval required for fit out works?

When the fit out changes the layout, escape routes, ceilings or fire systems, or when the use changes. Drawings are approved before work and the premises are inspected before occupation. Most commercial fit outs need it.

What documents are needed for villa modification approval?

Typically the title deed, affection or site plan, existing approved drawings, proposed drawings with structural and MEP details, the contractor's licence and the master developer NOC where applicable. The authority and scope decide the final list.

How does the Trakhees approval process work?

Trakhees regulates JAFZA and other designated areas. Its Civil Engineering Department reviews drawings and issues building permits and completion, while its EHS department covers fire, health, safety and environmental requirements. Most projects need both.

When is a master developer NOC required?

In communities developed by master developers such as Emaar or Nakheel, any work affecting the structure, the exterior, services or the plot needs the developer's NOC before the authority permit.

What is the difference between DDA and Dubai Municipality approvals?

They regulate different areas. DM covers most of mainland Dubai. DDA covers its own communities such as Dubai Internet City, Dubai Media City and Dubai Knowledge Park. The plot location decides which applies.

Often, yes. The works are surveyed, as built drawings are prepared and the authority's regularisation route is followed. Some works may need modification before they can be approved.
