Overview

How the approval process works

Villa modifications in Dubai usually need two levels of approval. In master developer communities such as those by Emaar or Nakheel, the developer's NOC comes first. The building permit is then issued by the authority that regulates the plot, such as Dubai Municipality, Trakhees or DDA.

Structural changes, extensions, new openings, roof works and MEP changes normally need approval. Cosmetic works such as painting and flooring usually do not. We confirm what your scope needs before any drawing is started.

Projects we handle

  • Extensions and room additions
  • Removing or moving walls
  • Kitchen and bathroom remodelling with MEP changes
  • Roof terraces and additional floors where permitted
  • Pergolas, shades and car parking structures
  • Regularisation of existing unapproved works
Process

Approval stages

The exact steps depend on the scope and the plot. This is the usual sequence we manage.

  1. Site visit and feasibility

We check the plot, setbacks, guidelines and existing approvals.

  2. Drawings

Modification drawings with structural and MEP input.

  3. Master developer NOC

    Where the community requires it.

  4. Building permit

    Authority submission and permit issue.

  5. Completion

Inspections and completion so the villa records are updated.

FAQ

Frequently asked questions

Do I need approval to remove an internal wall?

If the wall is structural, or the change affects MEP services or fire safety, yes. A structural assessment is needed to confirm. We check this on site.

Can unapproved works be regularised?

Often yes. We survey the works, prepare as built drawings and advise on the route the authority allows.

Can you also carry out the works?

Our partner Hydrock Contracting LLC can execute the works, or we can coordinate with your own contractor.

What documents are needed for villa modification approval?

Usually the title deed, the affection or site plan, existing approved drawings, proposed drawings with structural and MEP details, the contractor's licence and the master developer NOC where the community has one. The exact list depends on the authority and the scope. We send you a checklist after the site visit.
